450 Sutter
World-famous architect Timothy Pflueger designed and built this 26-story Mayan Deco masterpiece that today offers modern office suites ranging from 600 to 6,000 SF with state-of-the-art building systems. 450 Sutter is listed on the National Register of Historic Places and is a six-time winner of the prestigious BOMA International Outstanding Building of the Year (TOBY) award for Medical Office Building.
A San Francisco Art Deco Landmark
Since 1929, 450 Sutter has stood as one of the most prominent buildings in downtown San Francisco. Family-owned Schnitzer Properties has stewarded this 26-story, Art Deco-style high-rise building for over 60 years.
Francis Edward Morgan Jr., a successful dentist, developed the project with architect Timothy Ludwig Pflueger, known for his melding of Art Deco, Neoclassical and Mayan Revival styles. Pflueger was described posthumously as “the last of the Big Four architects of the downtown San Francisco skyline,” who also designed the Pacific Stock Exchange, the Top of the Mark Hopkins Hotel, the Castro Theatre, the New Mission Theatre and the Paramount Theatre.
Constructed by Lindgren & Swinerton, the innovative building took advantage of the structural-steel frame, emphasizing a thin-skinned exterior, which features Mayan-ornamented, terra-cotta spandrels alternating with windows. The interior public ground-floor lobby features rare Napoleon Grande Melange marble walls, an elaborate bronze-finished Mayan ceiling and exotic bas-relief carvings. 450 Sutter was the second-tallest building in San Francisco at the time of its completion in 1929.
In 1985, the City of San Francisco designated 450 Sutter as a historic landmark, and the building continues to win national and international awards from architectural critics.
